Required documentation for the day of the visit

On the day of the visit, you must present the following documentation, in digital format or copy:

General documentation

• ID card or passport (NIE in the case of foreigners)
• Employment contract
• Last two payslips

Students

• University or institute enrollment certificate or proof of registration

Corporate reservations

• Company deed and tax identification number (CIF)

Self-employed

• Latest income tax return or latest IRPF or VAT declarations

What is a reservation and how does it benefit you?

A reservation is the first step to securing the property you are interested in. It is a formal commitment through which the tenant expresses their genuine intention to rent a property.

Once the reservation is made, the property is exclusively blocked for you.

With a guaranteed reservation:

• You have absolute priority in the rental process
• On the day of the visit, all documentation will be ready to be signed
• You may receive the keys on the same day
• All other scheduled visits are automatically canceled

Reservation payment

To confirm the reservation, an advance payment equivalent to the first month’s rent plus the security deposit is required (this amount is later deducted from the first month’s rent or from the deposit, as applicable).

This payment guarantees that the property is reserved in your name for the agreed period. During this time:

• The property is withdrawn from the market
• No one else may visit or rent it

The best accommodations are often reserved months in advance, so we recommend starting your search as early as possible.

Reservation process

We offer the possibility to formalize a reservation at any time, even without having previously visited the property.

All our listings are reviewed by the NOVA CASA SUR SL team. The photographs are recent and accurately reflect the reality of the property.

• When a reservation is confirmed, all other scheduled visits are canceled
• The required advance is the first month’s rent plus the security deposit
• Payment is made securely and online through NOVA CASA SUR SL
• Este pago asegura la reserva del inmueble a su nombre por el periodo que usted ha determinado, durante el cual el piso permanecerá reservado exclusivamente para usted.
• On the day of the visit, if you decide to keep the property, you will have already paid the first month’s rent and the deposit.
• The security deposit will be returned at the end of the contract, in accordance with current regulations.

Payment security and guarantees

• Reservation pre-contract, as legal proof of the transaction
• The amount paid is held in custody until 48 hours after the move-in date.

The payment is protected until you:

• Visit the property
• Sign the rental contract
• Confirm your acceptance of the property

The transfer to the owner is made 48 hours after the move-in date, allowing you to review the property with complete peace of mind.

If the property presents serious issues or does not correspond to the listing, we refund 100% of the amount paid, in accordance with our cancellation policy.

Important

The property is only blocked once the payment has been confirmed and validated. Until then, visits remain active and other interested parties may reserve it.

Data required to issue the pre-contract and invoice

• Full name of the contract holder
• Photographs of ID/NIE (both sides)
• Arrival and departure dates (to be confirmed via WhatsApp)
• Valid employment contract in Spain and latest available payslip

These details are sent to our finance department, which will:

• Issue the reservation pre-contract
• After it is signed, send the corresponding invoice to formalize the payment

Cancellation policy
What happens if the owner rejects the reservation?

Final acceptance is subject to validation of the tenant’s profile by NOVA CASA SUR SL.
Once approved, you may occupy the property without any issues.

If the property does not match what was advertised, you are entitled to a full refund of the amount paid.

Please note that if you cancel a confirmed reservation before moving in, reservation fees will not be refundable, if applicable.
